Summary of March 2010 Elizabeth Condo Board Meeting

Treasurer’s Report
Treasurer had no comments but president Woody Cunningham said utility costs are over budget.

Landscaping Proposal from Ruppert
Described a plan for adding annuals but keeping the hollys and the hanging jasmine. He wants to add new paving blocks for aesthetic reasons. In the back of the building where there is no sunlight, he suggested a Japanese stone garden with no plantings whatsoever.

L & N Communilink Website for the ECA: A Demo

--Online service created with a basic template. Website is maintained by the association.
--Includes calendar, online forms, email, online payment option, classified ads, alerts,resources (board minutes, financial reports, etc.)
--38 L&N associations using this service.
--Start up and monthly fee. $1000 start up fee and $150 per month.

Management report (no president report this meeting)

--Engineering study delayed. Proposals were bid from $13500 to $56000. 2 0f 3 interviews were heard by Judi Barth. Grim lowest bid – have they done such a bldg like ours? Answer is NO. Mandoza Revis – has the experience with buildings like ours. WJE is a structural engineer. They would not look at McQuay units issue. WJE and Metropolitan have teamed up but these are two separate bids. Mandoza Revis offers the most comprehensive service but Mandoza Revis won’t do air balancing system.

MOTION: Selected Mandoza Revis.

--emergency generator experiencing a permit issue. Begin work end of March completiton end of May.

--still working on permits for the refurb.

AC policy

Resident requesting a/c starting end of March and not April 15 because of allergies that require keeping windows closed. Problem with the piping arrangement. Once we go to ac cannot go back to heat.

MOTION: Board voted to go to air conditioning March 30.

Budget

Condo fees will go up by 7.5%. The Board is concerned about building up reserves.
