SURVEY SENT TO OWNERS: Ms. Kielty sncouraged ECA members to return their surveys.
FIVE-YEAR PLAN: Ms. Fridell walked through a projected version of the five-year plan as prelude to the meeting that will take place on budget planning on April 27.
BUILDING SECURITY: Building Manager Jim Santos will give residents notice shortly that lobby doors will be locked to increase security. Residents have been issued key fobs which will open the doors.
MICROPHONES: New microphones will be available at the next monthly meeting.
EXERCISE EQUIPMENT: New equipment is under negotiation through a Legum & Norman source that should yield not only replacement of old equipment but at least one new piece because of a 40% discount.
RENEWAL OF LEGUM & NORMAN CONTRACT: Mr. Murdoch offered a 3-year contract with no increase in the first year. The Board will send the contract for review to legal counsel. This was approved by all the Board members except Molly Frantz who abstained. Ms. Fridell recommended that the Board monitor financial data from L&N to ensure accounting principles are followed carefully. If L&N can’t perform satisfactorily, Ms. Fridell suggests that the functions be separated into operational and financial. Ms. Kielty suggested that the L&N performance has been getting better since the arrival of Jim Santos and the later arrival of Wanda Powell.
LANDSCAPING: Phase 1 which addresses the front of building was approved. Ruppert Landscaping will commence at a rate (35%) that is cheaper than Valley Crest, our current landscaping company.
INSURANCE: Our house master policy was renewed at a rate that saved us over $2,000. Also claims have gone down from 2009.
DONATION OF CLOTHING & HOUSEHOLD GOODS: Ms. Frantz led a committee which has identified several charitable organization that will haul away unwanted clothing, furniture and household goods that come from residents. (National Alliance on Mental Illness and Wider Circle are organizations identified for these donated goods.)
