President’s Statement
--Capital Improvement Projects: The
consultants have completed their work on accessing what needs to be done in the
Elizabeth to preserve, repair, and improve the property. Two briefing for
owners will be held July 31 (Structural consultant Ken Kosteva) and August 14
(Mechanic consultant Walter Mendoza) to discuss highlights of the
recommendations. An executive summary has been distributed to all owners
through the front desk. Ted Ariev urges all ECA members to attend these
important meetings.
--Smoking: Ariev has appointed Al Muller
to hear all complaints about smoking that creates a nuisance or health issue
for neighbors.
--Social Activities:
Ariev supports the ECA community coming together for social activities and
expects to have a schedule of activities in the near future.
Treasurer’s Report
The fiscal year ended June 30 and a full report will be
available at the August meeting. As of
July 16, there were six delinquent accounts.
Management Report
Elevator Project:
July 30 (subsequently postponed two weeks due to nondelivery of needed parts) will
begin replacement of the hoist motor for Elevator #3. The work could take as
long as 30 days and depends on when County inspectors are able to review the
work. When work on Elevator #3 is complete, the project will move to the
opposite tower.
Surveillance Cameras:
The ECA General Manager asked for approval to buy 3 new cameras to improve
security in the building. The Board approved the purchase.
Arcade Tile Work:
The ECA General Manager asked for approval to repair wall tiles in the Arcade.
The Board approved the expense.
Website: The new
website is up and running. Elizabethcondo.com
Alternative Energy:
It has been determined that it is possible to put solar panels on the roof.
These panels could provide an economic energy resource for the Elizabeth.
Committee Reports
Energy: Eccobecco
will present a cost saving plan at the August 28 ECA board meeting.
Library: The
library shelves are at capacity. Ted Ariev said he will find more space for
books.
