ECOBECO Presentation

According to the Maryland Public Service Commission, by 2015, we need to reduce electric consumption by 15% or face rolling brown outs.

ECOBECO, a company to support the EmPower Maryland Energy Efficiency Act of 2008, will offer every Elizabeth unit (renters included) the opportunity to participate in an energy audit that will provide free-of-cost CFS bulbs, faucet aerators, and smart power strips. Go to the concierge desk to get your ECOBECO folder. If every apartment participates, ECBECO estimates the Association will save $60,000 per year in reduced utility bills.

The ECA board approved hiring two Securitas guards to accompany ECBECO personnel to apartments requesting the energy audits.

Management Report

--Elevator hoist motor replacement continues to be delayed for another 5-6 weeks.

--Three surveillance cameras were installed in the West lobby.

--Board approved hiring Wiss, Janey to do three separate repairs one concerned with water penetration in two apartments, the second to scope out the repair of unstable masonry at the roof line, and the third address water intrusion through the electrical vault and the G-2 garage level. These repairs might cost as much as $42,000.

--Staff Handbook: progress is being made on employee job descriptions. Staff positions within the Elizabeth had no written job descriptions.

--Social: now being led by Judy Gann and Deborah Ariev.

--Landscape: working on estimates for fall plantings that will include pansies. The committee and Ruppert have identified some over-watering problems.
